Inspecting Nine Box Gutters on a Commercial Roof
Our team attended a commercial property in Pemulwuy to inspect the roof drainage system and identify areas requiring repair or maintenance.
The building has a saw-tooth roof with nine box gutters, numbered from west to east. The inspection covered the condition of the gutters, drainage outlets, sumps and associated roof components.
Several problems were identified, including standing water, rust deterioration, disconnected outlet pipes and damaged drainage components.
While some gutters remained serviceable, Gutters 3, 8 and 9 were in particularly poor condition and required more substantial attention.
What the Box Gutter Inspection Revealed
Water ponding was one of the most widespread issues, with standing water identified across eight of the nine gutters.
The inspection also uncovered several problems affecting how water was leaving the roof.
Gutters 1 and 7 had disconnected outlet pipes allowing water to discharge over the roof edge rather than through the intended drainage system. Both gutters also showed areas of rust and standing water.
Gutters 2, 4 and 6 had sections holding water, while Gutter 5 had loose screws at the main sump outlet alongside water ponding.
Although these gutters were not all in the same condition, the findings highlighted several areas where drainage performance and maintenance needed attention.
Three Box Gutters Needed More Significant Repairs
The most concerning findings involved Gutters 3, 8 and 9.
Gutter 3 had more than ten visible rust spots and standing water. Based on its condition, the inspection estimated a remaining service life of approximately one to two years before failure.
Gutter 8 had a completely rusted-out main sump, a blocked middle-tier box gutter and standing water. A damaged whirlybird was also identified in this area.
Gutter 9 had a completely rusted-out main sump, a broken 150mm PVC outlet pipe and a developing rust spot.
These findings made the three gutters priorities for further rectification, with the extent of deterioration determining whether individual components could be repaired or needed replacement.
Why Water Was Sitting in the Gutters
The inspection identified another issue affecting the roof drainage system: some of the dropper pipes at the box gutter sumps were too shallow.
These connections are intended to allow water collected by the gutters to discharge through the drainage outlets. Where the dropper arrangement restricts drainage, water can remain in the gutter rather than flowing away as intended.
Combined with blocked sections and other outlet defects, this helped identify why drainage improvements were needed across the roof.
Standing water was particularly concerning in areas where rust had already developed, as prolonged moisture exposure can contribute to further corrosion.
Other Roof Maintenance Issues Identified
The inspection also identified several smaller defects requiring attention.
These included a rust patch on the front roof area, a missing sewer vent cowl, loose sump outlet fixings and a damaged whirlybird.
Although separate from the more extensive gutter deterioration, these items were included in the inspection findings so they could be addressed as part of the property's wider roof maintenance planning.
Prioritising the Commercial Roof Drainage Repairs
Following the inspection, the recommended works focused on the areas presenting the most immediate drainage and deterioration concerns.
The failed sumps in Gutters 8 and 9, extensive corrosion in Gutter 3 and damaged or disconnected outlet pipes were identified as priorities.
Further recommendations included clearing gutter blockages, correcting drainage restrictions, addressing standing water and completing the smaller roof maintenance items.
A six-monthly roof and gutter maintenance schedule was also recommended to help monitor developing corrosion, blockages and drainage defects.
This project was an inspection and assessment rather than a completed gutter replacement. The findings provided the property owner with a documented overview of the roof drainage system and the repairs requiring attention.
