Loose & Leaking Toilet Repair in Rooty Hill
A loose toilet isn't always fixed by tightening a couple of screws.
Our team attended a property in Rooty Hill after a loose and leaking toilet was reported in Room 12. The toilet had become unstable and was moving during use, so we needed to remove the pan and inspect the fixing points underneath to determine why it could no longer be properly secured.
What we found explained why a straightforward tightening or replacement of the toilet bolts wasn't going to solve the problem.
Removing the Toilet Revealed the Real Problem
Our plumbers disconnected the flush pipe and carefully removed the toilet suite to expose the mounting points beneath the pan.
Once the toilet was out, we found that the original fixing bolts had been drilled directly into the concrete without suitable anchor fixings.
Over time, movement of the toilet had enlarged and weakened the fixing holes. The bolts were no longer gripping the concrete firmly enough to hold the toilet in position.
This was why the pan continued to move despite the fixings being present.
Why New Toilet Bolts Weren't Going to Fix It
At this point, simply replacing the existing bolts would have been a temporary repair.
Our plumbers attempted to redrill the mounting locations so conventional anchors could be installed. However, the concrete surrounding the original fixing points had already deteriorated to the point where standard anchors could no longer achieve a reliable hold.
Installing larger bolts into the same weakened material wouldn't address the underlying problem. There was a good chance the toilet would gradually begin moving again.
Instead, the damaged fixing points themselves needed to be repaired before the toilet could be securely reinstalled.
Repairing the Damaged Toilet Fixing Points
The existing mounting holes were thoroughly cleaned to remove old plugs, loose concrete and other debris.
Our team then used a specialised structural anchoring adhesive to create new high-strength fixing points within the existing concrete slab.
Once the anchoring material had properly cured, the toilet could be returned to position and securely fixed to the floor.
This allowed us to retain the existing concrete rather than carrying out unnecessary demolition simply to obtain new fixing points.
Reinstalling and Testing the Toilet
With the new fixing points established, the toilet was carefully repositioned and secured.
The flush pipe and associated plumbing connections were reconnected before the complete toilet installation was tested.
The final checks confirmed that the toilet was stable, the pan was securely fixed and the plumbing connections were operating without leaks.
Instead of repeatedly tightening a toilet that would inevitably work itself loose again, the repair addressed the actual failure beneath the pan.
