Improving Drainage and Support Beneath the Home
Our team attended a property in Killarney Heights NSW 2087 to complete drainage and timber bearer support works beneath the home.
The project involved installing approximately 20 metres of agricultural drainage, improving the stormwater and surface drainage, and adding new supports beneath existing timber bearers around Bedrooms 1 and 2.
A deteriorated section of bearer was also addressed as part of the works.
Adding Support Beneath the Existing Timber Bearers
Excavation was completed beneath the existing bearers to create new footing locations.
Concrete footings and galvanised stirrups were installed beneath the affected areas around Bedrooms 1 and 2, with the stirrups secured to the existing timber bearers.
Near Bedroom 2, a deteriorated section of bearer was cut back where required and a bitumen membrane applied to the end of the timber for additional moisture protection.
This allowed additional support to be added where required while retaining the existing timber that remained serviceable.
Installing 20 Metres of Subfloor Drainage
The existing drainage trench beneath the home was extended from Bedroom 1, past the bathroom and Bedroom 2, towards the right-hand brick wall.
The trench was also lowered by approximately 200mm to help prevent water travelling beneath the bathroom area.
Approximately 20 metres of 100mm agricultural drainage pipe was installed before the trench was backfilled with around four tonnes of blue metal aggregate.
The agricultural pipe collects water moving through the surrounding ground, while the blue metal creates a free-draining area that allows water to reach the drainage line more easily.
Improving the Stormwater and Surface Drainage
The project also addressed water arriving from the roof and surrounding surfaces.
A new PVC stormwater drain was installed to connect an existing downpipe into the property's stormwater system.
An additional channel drain was installed between the existing stormwater pit and brick wall to collect surface water in the affected area.
Together, these works provide separate pathways for groundwater, roof water and surface runoff rather than allowing that water to continue moving through the subfloor area.
Completing the Killarney Heights Subfloor Works
Once the underground drainage and bearer supports were completed, concrete was reinstated where required and the work areas were finished.
The completed project combined subfloor drainage, stormwater improvements and targeted bearer support in the areas that required attention.
Rather than treating the timber and drainage as completely separate jobs, the works improved support beneath the existing structure while also changing how water is collected and directed beneath and around the home.
