Renewing the Stormwater System Across the Property
Our team attended a property in Normanhurst NSW 2120 to renew the existing stormwater drainage and improve how roof water and surface runoff were collected across the site.
The project involved reconnecting the home's existing downpipes, installing new underground stormwater pipework through several areas of the property, adding surface drainage at the garage and extending the system towards the property's legal point of discharge.
Provision was also incorporated for a future rainwater tank so the drainage would be ready for the planned addition.
Reconnecting the Downpipes to the New Stormwater Drainage
The existing stormwater drainage servicing the house was excavated and rerun, with new pipework installed beneath the deck and through the grassed areas.
All existing downpipes were connected into the renewed system, with inspection openings installed at each downpipe to provide accessible points for future inspection and maintenance.
Concrete was cut where required to establish the new drainage route through the existing property.
Extending the Drainage Towards the Street
Approximately 18 metres of stormwater pipework was installed through the garden and towards the boundary wall and street kerb connection.
Three clean-out points were incorporated along this section to provide additional access to the longer underground drainage run.
The works also included the kerb outlet connection and associated council application and connection requirements, providing a defined route for stormwater towards the property's legal point of discharge.
Adding Strip Drainage at the Garage
Approximately 8 metres of strip drainage was installed across the garage entrance and continued along the left-hand wall towards the side gate.
The strip drain was connected into the new stormwater system so surface runoff collected around the garage could enter the same drainage network as water from the roof.
This meant the project addressed both roofwater from the existing downpipes and surface water moving across the property.
Preparing the Drainage for a Future Rainwater Tank
The new drainage layout also included provision for a future rainwater tank.
A connection point was incorporated into the system, together with a new stormwater line from the future tank outlet. Approximately 4 metres of exposed downpipe was installed at the front right-hand side and connected into the charged system associated with the planned tank.
Completing this pipework during the broader stormwater project means the required drainage infrastructure is already in place if the rainwater tank is added later.
Completing the Normanhurst Stormwater Upgrade
The completed works created a connected stormwater network across the property rather than separate drainage points operating independently.
Existing downpipes, new underground pipework, garage strip drainage and future rainwater tank provision were brought together within the renewed system, with inspection openings and clean-out points included for future access.
The new drainage then provides a defined pathway towards the property's legal point of discharge.
