Repairing Drainage on Both Sides of the Property
Our team attended a property in Neutral Bay NSW 2089 to complete drainage repairs on both sides of the building.
The right-hand side required new stormwater pipework and subsoil drainage, while the left-hand side had leaking terracotta drainage and root intrusion that could be repaired using targeted pipe relining.
The project therefore involved a combination of stormwater replacement, pipe relining and subsoil drainage, depending on the condition of the existing infrastructure in each area.
Replacing the Right-Hand Stormwater Drainage
Concrete was cut and removed to access the drainage route along the right-hand walkway and front garden.
A new trench was excavated and 100mm PVC stormwater pipework installed. The existing downpipes on this side of the property were connected into the new pipework, which was then tied into the existing drainage system in the backyard.
The new drainage was supported within the trench before the excavated areas were reinstated.
Adding Subsoil Drainage Around the Building
New subsoil drainage was also installed along the front right-hand side of the property to help manage moisture within the surrounding ground.
This works separately from the stormwater pipes connected to the downpipes. While the new PVC pipework carries collected roofwater through the drainage system, the subsoil drainage provides a pathway for water moving through the soil around the building.
Additional subsoil drainage was also installed on the left-hand side to help manage moisture around the corner of the property.
Repairing the Leaking Terracotta Drainage
The existing drainage on the left-hand side required a different approach.
Plants were temporarily removed and the garden bed excavated to expose the existing terracotta pipework. Water sitting within the drainage line was pumped out so the affected sections could be repaired.
Rather than replacing the entire terracotta drain, reline patches were installed at the leaking sections.
Additional relining was completed at a downstream connection where tree root intrusion had affected the existing drainage.
This allowed the damaged sections to be repaired while retaining the surrounding pipework that remained suitable for use.
Reinstating the Neutral Bay Property
Once the new drainage, subsoil drainage and relining works were completed, the pipework was supported and the excavated areas were backfilled.
The affected garden areas were reinstated, including replacing plants that had been removed to provide access.
The completed project addressed several different sources of water around the property: new PVC pipework now carries stormwater from the existing downpipes, targeted relining seals defects within the terracotta drainage, and subsoil drainage helps manage moisture within the surrounding ground.
