Managing Water Around and Beneath the Property
Our team attended a property in Gordon NSW 2072 to address water movement around the front entry, the high side of the property and beneath the house.
The work focused on three areas where surface water and groundwater needed better drainage pathways. This included improving drainage and waterproofing around the front entry, intercepting water on the high side of the property and addressing moisture associated with existing clay pipework beneath the house.
Improving Drainage and Waterproofing at the Front Entry
A trench was excavated along the affected external wall to create a new drainage pathway around the front entry.
The installation incorporated a strip drain to collect surface runoff and an agricultural drain to manage water moving through the surrounding ground.
The agricultural pipe was wrapped in geofabric and installed with blue metal aggregate, creating a free-draining zone that allows groundwater to move towards the drainage line.
The external wall was also prepared and treated with a waterproofing membrane to provide additional protection against water entering through the affected below-ground area.
The new drainage was then connected to the property's existing stormwater system.
Intercepting Water on the High Side of the Property
Additional drainage was installed near the trampoline on the high side of the property, where water needed to be intercepted before travelling towards the subfloor.
This area also combined agricultural drainage with surface-water collection. The AG pipe was installed within a geofabric and blue metal drainage zone, while a strip drain provided a collection point for runoff travelling across the surface.
The collected water was then directed into the stormwater system rather than continuing towards the house.
Addressing Water Beneath the House
The project also addressed moisture accumulation within the subfloor area associated with the existing clay pipework discharge.
The existing discharge point beneath the house was excavated and investigated before a new drainage line was installed to collect the water.
Blue metal aggregate was installed around the new drainage, which was then connected into the existing stormwater system to provide a defined pathway away from the subfloor area.
The completed drainage was tested to confirm operation.
Completing the Gordon Drainage Works
The completed works addressed water at several points around the property rather than relying on a single drain.
Surface water around the front entry and high side could be collected through strip drainage, groundwater could enter the new agricultural drainage, and water beneath the house was provided with a direct connection to the existing stormwater system.
Waterproofing at the front entry provided an additional barrier where water had been reaching the external wall.
