Managing Groundwater Before It Reached the Subfloor
Our team attended a property in Beecroft NSW 2119 to install a new subsoil drainage system along the front of the home.
The aim was to intercept groundwater moving through saturated soil before it could continue towards the building and contribute to ongoing moisture around the subfloor.
Approximately 23–24 metres of drainage was installed using a herringbone layout to collect water across a wider section of the property.
Installing the Herringbone Drainage System
The front of the property was excavated to create the new drainage network.
Heavy-duty slotted agricultural drainage pipe was installed in a herringbone configuration, with additional branches positioned approximately every 2–3 metres.
Rather than relying on one straight drain, these branches provide multiple points where groundwater can enter the system before being directed towards the main drainage line and into the property's existing stormwater system.
The pipework was installed with the required fall so collected water could continue moving away by gravity.
Using Geofabric and Blue Metal Around the AG Drains
The new slotted drainage pipework was wrapped in geofabric and surrounded with clean blue metal aggregate.
The blue metal creates a permeable area that allows groundwater to move towards the slotted pipework, while the geofabric helps prevent surrounding soil and sediment from entering and restricting the drainage system.
Once installed, the drainage was tested for positive flow before the excavated areas were reinstated.
Adding Surface Water Drainage
The project also included four surface water drains and a 300mm access pit.
This allows the system to manage water in two ways. The herringbone drainage collects groundwater below the surface, while the additional drains provide collection points for surface runoff.
Together, the new infrastructure provides a more complete drainage pathway for water around the front of the property.
Reducing Ground Saturation Around the Home
For this Beecroft property, the new drainage system is designed to intercept groundwater before it reaches more vulnerable areas around the building.
The herringbone layout provides broader underground coverage, while the combination of slotted pipework, geofabric, blue metal and correct fall helps collected water move into the existing stormwater system.
After testing, the excavated areas were reinstated and the existing grass tiles returned to position.
