Investigating Drainage and Sewer Odours in the Downstairs Bathrooms
Our team attended a commercial property in Bankstown Aerodrome NSW 2200 to investigate the drainage across the downstairs bathroom facilities, with particular attention given to the men's bathroom.
A CCTV drain inspection was carried out through an existing inspection opening in the men's bathroom to provide a view inside the drainage system.
The accessible plumbing and drainage throughout the downstairs bathrooms were also visually inspected, with the findings documented as part of the inspection report.
Inspecting the Men's Bathroom Drainage with CCTV
The existing inspection opening provided access for a drain camera to be passed through the men's bathroom drainage.
Using CCTV allowed the internal drainage to be inspected without opening walls or undertaking unnecessary excavation.
This was combined with the visual inspection of the downstairs bathroom facilities to establish the condition of the accessible drainage and identify areas requiring attention.
Installing a Waterless Trap for Odour Control
Following the inspection, a new waterless trap was installed within the wall cavity of the men's bathroom.
The trap provides a barrier between the drainage system and the bathroom, helping prevent sewer gases and associated odours from travelling back into the occupied area.
Because it is waterless, the trap does not depend on maintaining the conventional water seal used by a standard plumbing trap.
Resealing the Bathroom Inspection Openings
The existing inspection lids serving both the men's and women's bathrooms were also reinstated with the correct seals.
Inspection openings need to remain accessible for future drainage maintenance, but they also need to be properly sealed when closed. Reinstating the seals allowed the existing access points to be retained while helping prevent drainage odours from escaping around the lids.
Completing the Bankstown Aerodrome Drainage Works
The completed project combined CCTV drain inspection with targeted odour-control work rather than making unnecessary changes to the wider bathroom drainage system.
A new waterless trap was installed in the men's bathroom, the inspection lids in both bathrooms were correctly sealed, and the findings from the drainage inspection were documented in the accompanying report.
