Our team attended a property in St Ives to complete two important preventative maintenance tasks: safely removing redundant gas bayonet outlets and servicing the existing gas storage hot water system.

For this project, the homeowner no longer needed two external gas bayonets.

After safely isolating the gas supply, both gas lines were permanently disconnected, capped and pressure tested before the bayonet fittings were removed completely.

The wall penetrations were then repaired using cement render to provide a neat finish while preventing moisture and weather from entering the building.

How Do Plumbers Know the Gas System Is Safe Afterwards?

Whenever alterations are made to a gas installation, the work doesn't finish once the pipe has been capped.

Every gas fitting job must be tested before the gas supply is returned to service.

For this project, comprehensive gas leak testing was carried out using a calibrated electronic gas detector.

This equipment is capable of detecting even extremely small gas leaks that wouldn't necessarily be noticeable by smell alone.

Once testing confirmed the installation was completely leak free, a Certificate of Gas Compliance was issued to certify that the work had been completed by a licensed gas fitter in accordance with Australian Standards.

Servicing a Gas Storage Hot Water System

While on site, we also completed a full service of the property's existing gas storage hot water system.

Many homeowners don't realise that storage hot water systems benefit from routine servicing in much the same way as a car.

The Small Part That Protects the Entire Tank

One of the most important components replaced during this service was the magnesium sacrificial anode.

Despite its unusual name, the anode performs a very simple but incredibly important job.

Inside every steel hot water storage tank, minerals in the water naturally try to corrode the metal.

Rather than allowing the tank itself to rust, the sacrificial anode attracts this corrosion first.

In other words, the anode slowly sacrifices itself to protect the inside of the hot water cylinder.

Over time the anode is consumed and eventually loses its ability to protect the tank.

If it isn't replaced when required, the tank itself becomes the next component to corrode, often significantly reducing the lifespan of the hot water system.

Replacing an anode during routine servicing is one of the most cost-effective ways to help maximise the life of a gas storage hot water system.

Why the Temperature and Pressure Relief Valve Matters

Another key part of this service was replacing the existing Temperature and Pressure Relief (TPR) valve.

The TPR valve is an important safety device fitted to every storage hot water system.

As water heats, it expands and pressure builds inside the storage tank.

The TPR valve is designed to automatically release small amounts of water if the temperature or pressure rises beyond safe operating limits.

Because it performs such an important safety function, these valves should be inspected during servicing and replaced whenever signs of wear or deterioration are identified.

Cleaning the System Improves Performance

The gas burner assembly and flue were also cleaned to help maintain efficient combustion and safe operation.

Over time, dust, soot and debris can affect burner performance, resulting in less efficient heating.

The storage tank itself was flushed to remove accumulated sediment that naturally settles at the bottom of the cylinder.

Sediment build-up can reduce heating efficiency, occupy valuable storage capacity and place additional strain on the hot water system over time.

By cleaning the system and inspecting all major components during the same visit, the homeowner can continue using the existing unit with greater confidence.
